Fraserview – Victoria: The gem of large lots and Southerly Views that is ideal for families to reside
Located on Vancouver’s East Side, Fraserview – Victoria is a neighborhood stretches up from the Fraser River to East 41st Avenue and is bordered by Knight Street to the west and the Fraserview Golf Course on Vivian Drive to the east. The region takes the Fraserview part of its name from the popular golf course and the first part of its name from the city of Victoria — a reference to the Queen Victoria of Britain
This particular neighbourhood has a vast diversity community with specific street routes that is amazingly convenient to connect you either to East to West and North and South. The route of 49th and 41st takes you directly from UBC Campus and to Metropolis Metrotown with ease. The route of Knight Street takes you directly to Richmond and all the way up to Downtown Vancouver. The public transit in this neighbourhood in particular is what makes this area easily attractive for many residents who prefer to walk and take transit than having to drive to get from one place to another. It’s one of most central locations for accessibility to everything you need.
Long before the bustling streets and residential neighborhoods of Victoria Drive, the Musqueam First Nations called the southern end of this area home. They established a vibrant village along the Fraser River, which became a hub of trails branching out to other settlements further east.
The arrival of European settlers in the 1860s marked a new chapter, transforming the dense forests crisscrossed by trails into a developing community. By 1891, the area known as Victoria-Fraserview became part of South Vancouver, setting the stage for its urban evolution.
In the early 1900s, the fertile lands along the Fraser River attracted farmers, leading to steady population growth. By 1929, this thriving community officially joined the City of Vancouver.
Some of the streets we navigate today carry the legacy of early landowners. Vivian Drive takes its name from William Thomas Vivian, while Knight Street honors Robert Knight.
The post-World War II era brought a surge in housing as returning soldiers settled in the area. During the 1950s, the neighborhood earned the nickname “Diaper Town” thanks to its abundance of young families.
Fast forward to the 1980s, the once-industrial landscape began giving way to residential development, a trend that has reshaped the Fraser River shores with modern townhomes and apartments. This evolution continues to define Victoria-Fraserview as a dynamic and ever-growing community.
The closest shopping location would be the nicknamed mini “Chinatown” for all the groceries and mouth watering Asian and Latin restaurants that sprinkle around it. The spacious parks, ie – Gordon Park and Nanaimo park are popular locations for all sporting events such as ultimate and soccer competitions. The schools such as Waverly and Fleming Elementary are all walkable and transit friendly. This is the ideal place for many multigeneration families to settle in without having to compromise on lifestyle and stages of life for many years to come. This is one of the most sought after and popular area for families of all kind.
